Notably, the most recent bookings in the identical category increased from 6,999 to an outstanding 7,884.58, reflecting a strong 53.88% growth rate. Category B also experienced substantial increase, with the initial booking increasing from 7,200. The increase % in the initial rate for the B category is 48.33%, reaching an incredible 7,987.33. These data highlight Kharadi’s attraction as a rising real estate hub, garnering heightened attention and investments, rendering it an ideal location for individuals seeking high value and promise.
Demand Dynamics
Initially, employees of pharma and engineering majors formed a key user base renting apartments in Kharadi giving it an affordable housing edge initially.
But as marquee IT majors like Cognizant and Tech Mahindra set up campuses, it started attracting mid-senior IT/ITES employees – both migrants and locals opting for ownership apartments.
Pune’s startup surge also made Kharadi an epicentre for agile next-gen entrepreneurs, running coworking spaces or startup incubators themselves and leveraging the location advantages.

Today’s Kharadi ranks among Pune’s top destinations – and most self-sufficient suburbs with best-in-class social infrastructure spanning office spaces, retail/entertainment options and essential healthcare/educational facilities amid green open spaces.
Kharadi’s real estate landscape has witnessed a remarkable surge in Return on Investment (ROI) within the past five years. The strategic location, improved infrastructure, and burgeoning connectivity have made properties in Kharadi highly sought after, resulting in substantial appreciation in value.
The location retains connectivity primacy being centrally placed between Mamurdi Airport and city centers like Baner, Aundh as well as auto hubs Chakan and Hinjewadi. The upcoming metro interchange only expands access multifold through city commute reduction from hours to minutes.
