Leading flexible workspace provider Incuspaze has entered into a strategic partnership with realty major Bhutani Infra, taking on lease 4 lakh square feet of office space in the Alphathum building, located in Sector 90, Noida Expressway.
This transaction follows its recent lease of 5.8 lakh square feet of area in Gurugram, including significant locations on Golf Course Extension Road and Udyog Vihar, solidifying its footprint in the NCR and catering to the increasing demand for office spaces.
Both these deals, first in Gurugram and then in Noida, will help Incuspaze establish a dominant presence in North India, reaffirming its commitment to meeting the rising demand for flexible workspace solutions.
Incuspaze’s transaction with Bhutani Infra – leading real estate company renowned for its role in urban township development and city evolution – has been facilitated by Colliers India.

Key amenities at Alphathum Noida Expressway

Flex spaces saw healthy leasing of 2.6 million square feet across the top 6 cities IN Q2 2024 (Arpil – June), highest in any quarter. Bengaluru and Delhi-NCR accounted for 65% of the flex space leasing activity, indicating rising demand for such spaces in these markets. Flex operators have already leased about 4.4 million square feet of office space in H1 2024, underscoring the occupiers’ continued preference for flex spaces.
