The Noida Authority has requested the Uttar Pradesh government to designate the 30-kilometer segment of Yamuna Pushta Road as a National Highway. This segment extends from Sector 94, located near the Delhi border at the Kalindi Kunj barrage, to Sector 150, running alongside the Noida Expressway and connecting with the Yamuna Expressway at Pari Chowk.

The proposed development of this new expressway aims to manage traffic flow resulting from the increasing corporate activity and the forthcoming Noida International Airport, which is set to begin operations in April of the following year. In the previous year, the Noida Authority suggested the construction of this stretch as a bypass to alleviate congestion on the Noida Expressway, which currently accommodates 500,000 vehicles daily. Additionally, the authority has recommended that the stretch be designed as either an eight-lane roadway or a six-lane elevated corridor.

Commenting on the same, Manoj Gaur, President, CREDAI-NCR and CMD, Gaurs Group, said, “The proposed upgrade of the Yamuna Pushta Road to a national highway will turn out to be an exciting prospect for Noida and Greater Noida. If approved, it will ease traffic congestion and create new opportunities for growth in both commercial and residential sectors. This road could act as a catalyst for real estate development by improving accessibility and connectivity, drawing more investors and homebuyers to the region.”

Sanjay Sharma, Director, SKA Group, said, “We foresee great potential for the Yamuna Pushta Road to boost the real estate sector in the region. This key change would unlock significant opportunities for residential and commercial growth, placing Noida and Greater Noida on a fast track to development. Enhanced infrastructure would improve access to prime locations, making the region even more attractive to homebuyers and developers.”

Ajendra Singh, Vice-President, Sales and Marketing at Spectrum@Metro, said, “The anticipated development of the Yamuna Pushta Road will transform the region’s commercial real estate. If it achieves the status of a National Highway, its improved connectivity will bring an influx of retail and commercial businesses. While Noida and Greater Noida already boast a booming commercial realty landscape, this development will strengthen it as a hub for modern commercial spaces and business activity.”

The development of Yamuna Pushta Road as a National Highway will make it a potential growth corridor for Noida and Greater Noida. “While it is in the planning phase, the development holds promise for the entire region. Offering enhanced connectivity to various sectors, the road will contribute to long-term real estate growth, notably in the commercial segment,” said Harsh Gupta, CEO, Sundream Group.

As the initiative to elevate the Yamuna Pushta Road to the status of a national highway progresses, its potential to serve as a transformative growth corridor for Noida and Greater Noida becomes increasingly evident. The expected infrastructure improvements are set to reduce traffic congestion, promote both commercial and residential development, and improve overall connectivity, particularly in light of the forthcoming Noida International Airport.
