Real estate developer Central Park has launched Selene, a tower of fully furnished serviced residences located within its 250-acre integrated township, Flower Valley, in Sector 32-33, Badshahpur Sohna Road, South Gurugram.
Strong launch response
The tower comprises 353 studio and one-bedroom residences, along with 38 high-street retail outlets. According to the company, around 85% of the homes were sold on the day of launch earlier this month. The residences range from 1,000 to 3,600 square feet in size and feature four-side open layouts with a floor-to-floor height of 3.9 metres. Prices start at ₹20,000 per square foot.
The project is aimed at high-net-worth individuals (HNIs) and ultra-high-net-worth individuals (UHNIs), with the company citing growing demand in Gurugram for serviced, lifestyle-led housing.
Investment and timeline
The overall investment for the project is ₹550 crore, which will be financed through a mix of internal accruals and capital finance. Construction is scheduled to begin in the last quarter of 2025, with delivery expected by 2030. The project will be developed in a single phase.
The company estimates the project could generate sales of over ₹1,000 crore. Selene is a wholly owned subsidiary-led development of Central Park. Construction will be handled internally, and hospitality services will be managed by Central Park’s in-house vertical, St. Jerome.
On-site facilities
In addition to residential and retail offerings, the project will include access to township amenities such as The Vedanya School and Medanta Clinic. The broader Flower Valley township is positioned as a mixed-use development that combines residential, educational, retail, and wellness infrastructure.
Company executives said that demand for integrated, service-based residential formats has grown over the past few years, particularly among affluent homebuyers looking for convenience and long-term value.
