Lokhandwala Circle in Andheri West, long known for its ageing cooperative housing societies, is entering a new phase as redevelopment activity gathers pace. Once dominated by mid-rise buildings constructed in the 1980s and 1990s, the neighbourhood is now seeing interest from large developers responding to updated regulations and changing housing expectations. One of the latest projects proposed in the area comes from Puravankara, marking its deeper foray into Mumbai’s redevelopment landscape. 

Urban planners say Lokhandwala’s transformation reflects a broader trend across Mumbai’s western suburbs, where older buildings are being replaced by taller, amenity-driven developments. Residents, meanwhile, are weighing the promise of modern infrastructure against the disruption that redevelopment inevitably brings. 

A locality at a turning point 

Lokhandwala’s appeal has long rested on its connectivity, social infrastructure, and established community networks. However, many residential structures have struggled to keep pace with current safety norms and lifestyle needs. Smaller apartments, limited parking, and dated services have become common concerns. 

“The buildings served their purpose for decades, but they are no longer suited to how families live today,” said a long-time resident involved in redevelopment discussions. “People want safer structures, better facilities, and homes that reflect today’s standards.” 

Industry observers note that redevelopment in areas like Lokhandwala is not only about new towers but also about reworking land use in dense urban pockets. Municipal policies aimed at encouraging redevelopment have accelerated this shift, making such neighbourhoods attractive to established developers with experience in high-rise construction. 

Developers’ entry 

Puravankara’s proposed project near Lokhandwala Circle is expected to replace an older residential cluster with a modern high-rise, featuring reminders of contemporary urban living such as upgraded layouts and shared amenities. While detailed plans are still evolving, the development is being positioned as part of the area’s gradual vertical expansion. The planned development is envisioned as a new architectural benchmark for the area. Designed as a contemporary high-rise, it is expected to offer sweeping city views, efficient layouts tailored for urban living, and a suite of lifestyle-driven amenities. From wellness and recreation spaces to smart-home features and premium finishes, the project reflects Puravankara’s focus on future-ready living.

Rajat Rastogi, CEO West & Commercial Assets (Pan India) at Puravankara said the focus is on balancing modern design with existing community needs. “Redevelopment only works when all stakeholders see long-term value,” the spokesperson said. “That includes residents, local authorities, and the wider neighbourhood.” 

As Lokhandwala Circle adapts to these changes, its redevelopment story shows a larger shift underway across Mumbai, where established neighbourhoods are being redefined for the next generation of urban living.
