Punawale, a suburb on Pune’s western edge, has seen rising residential demand over the past several years as homebuyers and developers look beyond more established neighbourhoods. Proximity to the Hinjewadi IT hub, expanding infrastructure, and comparatively moderate housing prices have contributed to the area’s growing appeal among both buyers and real estate developers.
Market data indicate that the micro-market has experienced steady activity in recent years. Over the past decade, housing prices in Punawale have risen by nearly 40%, while residential unit sales have largely kept pace with new project launches. In 2025, the locality ranked among the higher-selling residential micro-markets in Pune, suggesting continued buyer interest in the area.
How employment hubs and infrastructure are influencing demand
Punawale’s proximity to the Hinjewadi IT cluster remains a major factor behind residential demand. The technology hub hosts more than three lakh professionals working across multinational companies, IT services firms and global capability centres, many of whom seek housing within manageable commuting distance.
“Punawale has rapidly transformed into one of Pune’s most promising residential destinations due to its strategic location near Hinjewadi and improving connectivity. We are seeing strong demand from IT professionals as well as families looking to upgrade to better lifestyle environments,” said Vishal Jumani, Executive Director, Supreme Universal.
Infrastructure upgrades across the Pimpri–Chinchwad Municipal Corporation (PCMC) region have also contributed to the area’s development. Road network improvements, highway expansion projects and the ongoing development of metro connectivity toward Hinjewadi are expected to further strengthen access to employment hubs.
Why developers are expanding projects in the micro-market
Growing demand has encouraged several established developers to introduce residential projects in Punawale in recent years, with many developments designed as integrated gated communities offering shared amenities and larger residential layouts.
These projects typically include facilities such as clubhouses, landscaped open spaces, fitness centres, co-working areas and recreational infrastructure, features that have become increasingly important for buyers evaluating new residential developments.
The locality’s accessibility may also improve with future transport projects. The Mumbai–Pune Expressway Missing Link project is expected to shorten travel time between the two cities, while the upcoming Navi Mumbai International Airport could become reachable from Punawale in roughly 90 minutes.
