JP Morgan now has a giant office in Manhattan. The 1,388-foot structure at 270 Park is not only the tallest office building in Midtown, it is a blueprint for how America’s biggest bank envisions the future of work.

The financial giant has not made the move-in date public yet, but it has everything that any employee dreams of. From an in-house Irish pub to AI-powered comfort settings that remember how you like your morning latte, it has every luxury one could ever ask for.

‘Biblical design approach’

As reported by Business Insider, at the heart of 270 Park is an approach by architects who call it “biophilic design,” a philosophy that aims to bring nature indoors. Floor-to-ceiling glass draws in 30% more daylight than conventional towers, circadian lighting adjusts to support healthy sleep cycles, and greenery is woven throughout the interiors.

Fresh air is filtered before entering and again as it circulates, while the heating and cooling systems are entirely electric and powered by renewable energy.

Sensors and AI systems will track occupancy, anticipate energy needs, and even tailor individual experiences. Reserve a conference room, and the system can pre-set your preferred temperature. Walk into the coffee shop in the morning, and it may already know your go-to order.

Fitness and food hub

One of the most exciting spaces is the new fitness centre, operated by Exos, a training brand trusted by elite athletes. Members will have access to cardio and strength equipment, group classes, nutrition consultations, recovery zones, and even performance coaching. The catch? Only employees based at 270 Park will be able to join initially, and there is a monthly fee.

Above the trading floors sits The Exchange, a three-storey communal space billed as the building’s social heart. It is designed to spark chance conversations and collaboration, with lounges, work pods, and views over Midtown.

Employees can expect a food hall with 19 different dining options complete with healthy menus and a diverse roster of vendors. As reported by Fortune, there is also an Irish pub tucked inside the tower, plus the ability to have meals delivered straight to desks.

The building will also house a health & wellness Center for US-based staff eligible for JPMorgan benefits.

Here, licensed providers will handle everything from routine screenings to allergy shot management, lab tests, sick visits, and travel vaccinations. Many services, including wellness checkups, will be free, reports Business Insider.

Modern mother rooms and cultural spaces

Mothers’ rooms and meditation spaces will also be included in the new building. Pieces from JPMorgan’s art collection, including gifts from David Rockefeller will be displayed throughout, alongside interactive generative artworks that shift as people walk by.

When fully operational in 2026, 270 Park will accommodate up to 14,000 employees, quadrupling the capacity of the building it replaces.

On the ground level, the streetscape will open up with 2.5 times more outdoor space than before, including broader sidewalks and a landscaped public plaza along Park and Madison Avenues.
