BPTP has launched GAIA Residences at Amstoria 102 in Sector 102, Gurugram. The project is the first residential group housing colony with a glass façade on the Dwarka Expressway. It is registered with HARERA under number RC/REP/HARERA/GGM/963/695/2025/66.

BPTP Group to invest ₹3,000 crore to develop a premium 12.05-acre housing project adjoining a thriving 140+ acre BPTP ecosystem in Sector 102, Dwarka Expressway, Gurugram and expects to generate a revenue of ₹6,500 crore from this development. 

Located within 12.05 acres of BPTP’s larger development, GAIA Residences forms the second phase, following the launch of the highly successful Amstoria Verti-Greens. The project will feature three architecturally striking towers, with 531 thoughtfully planned 3 BHK residences, offering future-ready homes for modern families. Of these, sale for one tower is currently frozen and will commence post the shifting of an underground HT line — demonstrating the developer’s commitment to regulatory compliance and safety of resident.  

GAIA has IGBC Platinum pre-certification and meets Seismic Zone V construction standards. The towers feature double-glazed façades for energy and sound management.

Planning and design are led by DP Architects (Singapore), Blink (Singapore), Grant Associates (UK), and Whitby Wood (UK). Construction will be handled by a Grade-A contractor.

GAIA is located on Dwarka Expressway with direct access to IGI Airport, Aerocity, Global City, and the New Diplomatic Enclave. It is also connected to the SPR, NPR, GCR, and the T3 tunnel.

BPTP stated that the project is designed to meet current residential requirements while complying with regulatory and engineering standards.
