Actor and filmmaker R Madhavan has leased out his high-end apartment in Mumbai’s premium Bandra Kurla Complex (BKC) for a monthly rent of Rs 6.5 lakh, according to property documents accessed by Square Yards.

The 4,182 sq ft apartment, situated in the upscale Signia Pearl residential tower, has been rented to BP Exploration (Alpha) Limited — the Indian subsidiary of British energy giant BP, formerly known as British Petroleum. The lease agreement, registered on June 11, 2025, spans two years, generating a total rental income of approximately Rs 1.60 crore over the term. Madhavan also received a security deposit of Rs 39 lakh.

The lease officially began in the first week of June 2025. As per the agreement, the monthly rent will remain Rs 6.5 lakh for the first year, with a 5% escalation in the second year, bringing the monthly figure to around Rs 6.83 lakh. The deal includes a lock-in period of 16 months. A stamp duty of Rs 47,000 and a registration fee of Rs 1,000 were paid to finalise the transaction.

BKC, long considered Mumbai’s premier financial hub, is home to several multinational corporations, banks, and consulates. While the area has traditionally been commercial, it has seen a surge in luxury residential developments catering to the city’s elite.

Madhavan and his wife Sarita purchased the apartment in July 2024 for Rs 17.5 crore. Based on the lease terms, the property’s gross rental yield is estimated at 4.5% in the first year and approximately 4.7% in the second — a healthy return by Mumbai real estate standards.

R Madhavan, known for his work across multiple Indian film industries, has built a reputation for his performances in critically acclaimed Tamil films such as Minnale, Kannathil Muthamittal, and Anbe Sivam, as well as prominent Hindi-language hits including Rang De Basanti, Guru, and the blockbuster 3 Idiots.
