The Yamuna Expressway, commonly referred to as the Taj Expressway, is a six-lane, access-controlled roadway that spans 165.5 kilometers, originating in Delhi and linking Noida, Mathura, and Agra. As a result, it ranks among the most heavily-trafficked highways in the region. Given its significance as a vital corridor, numerous facilities and developments have emerged along this expressway, establishing it as a prime location for both residential and commercial real estate ventures.
The Yamuna Expressway Industrial Development Authority (YEIDA) has chalked out plans to invest Rs 14,000 crore over the next five years for purchasing 6,065 hectares of land in the vicinity of the upcoming Noida International Airport for developing urban hubs, industrial hubs, public amenities, and a logistics hub along the expressway in order to attract further investment in the region.
The Yamuna Expressway, engineered for rapid transit and operational efficiency, effectively links Pari Chowk in Noida to Kuberpur in Agra along NH-2, thereby connecting several key cities in Uttar Pradesh. By circumventing NH-8, it has significantly decreased the travel duration between Delhi and Agra to approximately two-and-a-half hours. The well-structured infrastructure of the expressway has alleviated congestion on the eastern side of the Yamuna, including the older GT Road and National Highway 2. Enhanced connectivity not only provides a smoother travel experience but also facilitates the efficient movement of goods for trade and commerce. Additionally, the expressway is connected to the 302 km Agra-Lucknow Expressway via the inner Agra Ring Road, allowing for a direct route to Lucknow.

The Expressway has seen growth along its route by connecting the industrial hubs of Noida and Greater Noida with the cities of Agra and Mathura more quickly and smoothly, creating more high-end residential and commercial development options and having a share in the economic development of the region.
Commenting on this, Amit Modi, Director, County Group, said, “The strategic location and improved connectivity via the Yamuna Expressway have massively spurred real estate development along the corridor. In tune with this reality, the region is transformed into a smart city – a region of integrated townships designed to offer quality life with world-class amenities and infrastructure. Hence, the synergy between rapid urbanization and strategic infrastructural projects is creating fertile ground for high-yield investments and quality urban living.”
The development of the Noida International Airport has led to a significant increase in land prices, driven by heightened demand. Three years prior, a hectare of land was valued at Rs 25-28 lakh. By 2024, this price escalated to Rs 1.25-1.5 crore per hectare. This rapid appreciation in land value along the expressway is poised to greatly enhance the real estate market and create numerous employment opportunities, as well as boost tourism in the region. The surge in land prices is anticipated to attract both investors and developers, facilitating infrastructure development and fostering local economic growth. Additionally, YEIDA is actively working on a recreational facility inspired by Central Park, reminiscent of New York, which underscores its commitment to promoting a healthy lifestyle for the community.
Salil Kumar, Director, Marketing and Business Management, CRC Group, said, “The development along the Yamuna Expressway has never failed to present an ideal blend of opportunity and experience, as the growth here has been very dynamic. Rich cultural heritage combined well with modern development makes this area an ideal destination for homebuyers as well as investors. This, in turn, propels economic growth and improves the overall appeal of this region. As the infrastructure development is shaping up, there are quite a few luxury residential projects that have come in, making this one of the sought-after destinations in terms of both living and leisure.”
Yash Miglani, Managing Director, Migsun Group, Said, “The Yamuna Expressway has given a major boost to the real estate and tourism in the region. With the iconic Taj Mahal, probably the most frequented tourist spot in India, the expressway cuts down the tourists’ time and effort from the NCR and elsewhere, thus persuading more and more to visit the cultural and historical treasures of Agra and its surroundings. An increase in tourist arrivals will lead to a ripple effect in the real estate sector, resulting in the emergence of additional luxury residences. This development will generate more employment opportunities and subsequently bolster local businesses.”
Ajendra Singh, Vice President Sales and Marketing, Spectrum Metro, said, “The overall development around Yamuna Expressway and Noida Expressway acts as a catalyst in fast urbanization, emerging as a nucleus in terms of growth in real estate investment opportunities and viable alternatives to investors for higher return on investment. With the increase in this development, the region rapidly gets urbanized with new commercial areas and residential complexes evolving across the transformation of the landscape of the area and offering modern living and retail spaces.”
The ongoing and forthcoming developments are set to align with the Yamuna Expressway, which is slated for numerous projects. This will enhance the region’s reputation as a center of innovation and stimulate economic growth through the creation of job opportunities and the establishment of new businesses, positioning it as one of India’s most promising areas for real estate expansion.
