A massive commercial complex spanning nearly six acres is set to rise above the upcoming Nagawara metro station on Bengaluru’s Pink Line. The Bangalore Metro Rail Corporation Limited (BMRCL) on Friday (Nov 21) invited Expressions of Interest (EoIs) from developers, corporate houses, co-working operators and retail chains to build and operate 23,392.24 sq metres (5.7 acres) of commercial space across four floors integrated with the station structure.
The first two floors are structurally complete, with columns, slabs and beams in place, while the upper two floors will be ready within the next 8-10 months, BMRCL said in an official notice. The corporation added that the space can be developed into Grade-A offices, co-working centres or premium shopping malls, with the option to install dedicated lifts and escalators leading directly from the concourse and platform levels.
Alongside the complex, a 3,225.73 sq metre multi-level parking facility will come up next to the underground station.
Strategic connectivity boost
The Nagawara station, expected to be operational by December 2026, is located in a high-demand commercial zone near Embassy Manyata Tech Park, Karle Town Centre and other major employment hubs.
It will also serve as a crucial interchange for airport-bound passengers. A dedicated Blue Line elevated station, slated to open by December 2027, is being built directly above the Outer Ring Road flyover. The concourses of both stations will be seamlessly connected and will offer a streamlined transfer to Bengaluru’s Kempegowda International Airport, a Deccan Chronicle report stated.
Next steps in development
BMRCL said that the EoI process is intended to gather industry insights before finalising a development model. Once submissions are evaluated, the corporation plans to issue a Request for Proposal (RFP) incorporating feedback from interested stakeholders to ensure commercial viability and long-term sustainability.
This marks BMRCL’s third major property development push this year. The corporation has already announced an 11-storey commercial tower near KR Puram station and a massive project at Majestic involving over one million sq metres of commercial space along with its largest parking facility to date.
