The 42, Eastern India’s Tallest Residential Tower To Come Up In Kolkata

Kolkata-based Mani Group, Diamond Group and Alcove Realty along with Bangalore-based Sattva Group, have come together as a consortium to build one of India’s tallest residential buildings, The 42, on Chowringhee in Kolkata.

Located at 42B Chowringhee Road, The 42 promises to redefine iconic living in The City of Joy. A feat of design and construction, this 240-metre-high 60-floor residential tower will be the tallest structure in Eastern India. With a single generously-sized ‘bungalow apartment’ on every floor, The 42 will offer its residents the exclusive luxury of enjoying world-class amenities and facilities that come with upscale living in an ultramodern residential tower. Open on all four sides, these bungalow apartments will afford uninterrupted panoramic views of the sprawling Victoria Memorial, Maidan, Fort William and the Hooghly.

Spread over 3.55 acres, The 42 will comprise of just a single residential tower and a separate multilevel carpark block, thus offering ample space open-to-sky, aesthetically landscaped with water features. The grand entrance lobby will have a breathtaking 13-metre high ceiling, and the residents would be transported up to their apartments via four high-speed passenger elevators. Additionally, there will be a separate service elevator as well as a goods / stretcher elevator. The apartments themselves will be lavish with sizes of 7780 sq.ft. or 7815 sq.ft., and having clear ceiling height of 3.50 metres. Each apartment will have its private lift foyer and will offer the options of 4, 5 or 6 bedrooms. They will be impeccably finished and fully air-conditioned using VRV / VRF system with individual temperature controls in each room. The entire premises will be wifi enabled with signal boosters.

A lot of attention has been given to safety measures to ensure complete peace of mind for the residents. The security and access control systems include 24/7 vigilance facility with CCTV cameras, proximity card reader with boom barrier / bollard control, swipe card access to entrance lobby and lifts, biometric frontdoor locks, and video doorphone monitoring. The tower will have advanced fire detection, alarm and suppression systems as per fire-authority norms. 24/7 power is ensured with 100% back-up and instant changeover between mains and autosync DG set using PLC system.

Adequate car parking provisions have been made in the separate G+6 level block with a total of 425 car parks. Separate reserved parking spaces have been created for doctors, residents’ visitors, and the club. The exclusive Residents’ Club will be located on the roof of the MLCP block. It will boast a wide range of leisure and sporting facilities including a temperature-controlled infinity-edged swimming pool with pool deck, a well-equipped gymnasium, a yoga studio, indoor games room (snooker-billiards-cards), changing and locker rooms, as well as private dining facilities and a lounge bar. Banqueting facilities will include an elegant banquet and pre-function area with an external lawn on the club terrace.

The 42’s host of technology partners are world leaders in their respective domains. Mr. Hafeez Contractor is the chief architect for The 42 and Mr. Subir Basu is the local architect. Design Cell, Gurgaon, headed by landscape architect Ms. Savita Punde is the landscaping consultant. PIA Interior Co Ltd, Bangkok is doing the interiors. Structural & Geo Technics are provided by Magnusson Klemencic Associates, USA in collaboration with JW Consultants, Mumbai, IIT Mumbai & Jadavpur University, Kolkata and Geocon International Pvt Ltd. MEP Consulting Engineers, Mumbai and BES Consultants, Mumbai & Singapore will be responsible for the MEP and Façade. Illumination is by AWA. Arabian Construction Company is responsible for the construction of the project.

The 42 conforms to the guidelines of Council of Tall Building & Urban Habitat, Chicago, and been pre-certified with LEED Gold rating as per IGBC standard. Altogether, The 42 will epitomise elegance and fulfilment of a lifetime’s aspirations.
