Embassy Developments has announced its plan to invest around Rs 4,500 crore to develop three marquee residential projects in Mumbai (Worli, Juhu and Alibaug).
The three projects together will have a combined gross development value (GDV) of over Rs 12,000 crore and a total development footprint of around 1.58 million sq. ft. in RERA carpet area. The company expects to begin project launches from Q4FY26.
This marks the company’s expansion into the Mumbai Metropolitan Region (MMR) and its first residential developments under the Embassy brand in the city.
Flagship project: Ultra-luxury Embassy Citadel in Worli
Embassy Developments’ flagship Mumbai project, Embassy Citadel in Worli, is an ultra-luxury residential development with around 1 million sq. ft. of RERA carpet area and a GDV of over Rs 8,800 crore. Located near the Four Seasons hotel, the single-tower project will offer 3, 4 and 5-bedroom homes, along with two exclusive triplex mansion residences.
A key highlight of the project is its seven-level lifestyle and amenity space spread across nearly 100,000 sq. ft., accounting for over 10% of the total development area. Amenities include a five-level clubhouse, a professional-grade padel court, bowling alley, spa and seven guest suites. The project has received RERA approval.
Luxury housing project planned in Juhu
Embassy Developments’s proposed Juhu project will be positioned as a luxury residential development for multi-generational urban families. The project spans around 0.33 million sq. ft. of RERA carpet area and has an estimated GDV of about Rs 3,000 crore.
Spread across more than two acres, the low-density project will comprise around 50 homes with a focus on efficient layouts, wellness-driven amenities and community-oriented spaces. The project is currently awaiting approvals.
Alibaug project marks Embassy Developments’ entry into lifestyle housing
The company will also enter the lifestyle and second-home segment with a project in Alibaug. The low-rise, nature-integrated development will have around 0.2 million sq. ft. of RERA carpet area and a GDV of roughly Rs 400 crore.
Embassy Developments said the project will focus on open spaces, wellness and experiential living, catering to buyers seeking resort-style homes within driving distance of Mumbai. The project is pending approvals.
Embassy Developments targets Rs 5,000 crore pre-sales in FY26
The company said it remains on track to achieve pre-sales of around Rs 5,000 crore in FY26, supported by strong demand and a calibrated pipeline of launches. With a comfortable debt-equity position and a land bank of over 3,000 acres, Embassy Developments said it is well placed to scale responsibly.
