Flowers of the urban jungle

During ancient times, civilisations sprung up near rivers, but, in modern times, highways are the new rivers for the human habitat. As the lands for development in cities are shrinking, need for affordable and luxurious housing is opening new vistas of opportunities. If one looks at highways connecting Delhi and Jaipur or Delhi and Mathura; one will easily witness the flurry of commercial activity.

Vast tracts of land, along the highways are being developed by Haryana Urban Development Authority (HUDA) and organisations like DLF. In fact, DLF is pioneer in development of real estate on highways. They envisioned master plan of Delhi way back and are today one can see DLF townships spread across from the outskirts of Delhi unto Jaipur Highway. This development is not limited to areas around national capital. One can see vast farmlands getting converted into beautiful landscapes of concrete. Be it Kolkata, Hyderabad or even the scenic Mumbai-Pune expressway. It is everywhere.

As the world is becoming a global village, amenities available in the developed countries are spreading their roots in India. Real estate developers like Mantri Realty and others are developing massive townships on highways offering all kind of these luxuries like Gazebos, Lily pond, Botanical Gardens, huge tracts of green lungs (some times 60% of total land is dedicated to greens!) and all this is possible only on highways because of availability of land at affordable prices. In the changed scenario, valuations of their existing farm lands goes up, when farm lands gets acquired by a government body or a private developer. It definitely brings win-win situation for developer, farmers or the ones who get their dream homes. Someone had remarked “Development of real estate on highways are similar to flowers of the urban jungle”

With non-availability of quality space at affordable prices in the cities, India is now following the US trend of providing multi-activity mixed used centres on national highways. An international concept, malls are located by the highways as it is believed that when people go on holidays they are more willing to spend. Whether it is Western Express High way in Mumbai or Outer Ring Road in Bangalore, MG Road in Gurgaon or EM Bypass in Kolkata, the trend is fast catching up.
