Gachibowli — a district on the rise

: Gachibowli, a major IT suburb of Hyderabad, situated about five km away from HITEC City, is gaining prominence to become the most exciting business address in India in the coming years.

As the latest Hyderabad business development, boasting futuristic urban planning and located close to HITEC City and the new international airport, many developers are tipping demand for real estate in Gachibowli to eventually outstrip demand in India’s other leading business developments, such as Gurgaon near New Delhi.

Already a number of major Indian and multi-national companies have followed IT majors such as Microsoft, Wipro and Infosys with their headquarters at Gachibowli, including UBS, Computer Associates, Polaris, Kanbay, Infotec, Sierra Atlantic and now ICICI Bank.

A decade ago, Gachibowli was only a small village. Until now, it was still only known as the home of the leading education institutes, Hyderabad Central University and CMC Limited. It now boasts of the Indian School of Business, partnered by Kellog & Wharton. Things began to change for Gachibowli in the early 2000s. The Afro-Asian Games of 2004 followed and put the district on the world map. Today, the companies housed in the development directly employ nearly 40,000 people, a number which is expected to rise to 1,50,000 in the near future.

Andhra Pradesh Industrial Infrastructure Corporation Limited (APIIC), the local planning body, has been the key to Gachibowli’s remarkable growth. Using its Industrial Area Local Authority (IALA) status, APIIC has

accelerated the file clearance process that encouraged companies to first set up shop in Gachibowli.

APIIC has also played an important role in assisting the state government in its construction of the 162km long Jawaharlal Nehru outer ring road, designed to link Hyderabad’s satellite townships and decongest the main city. This major infrastructure project offers speedy connectivity with the new international airport at Charminar city and allows Gachibowli and Madhapur employees to commute from new residential properties being built on the edges of the city.

The body has also undertaken extensive research to its urban planning scheme and has sought to develop a holistic approach to the construction of infrastructure projects and support services.

A financial district is planned with 140 acres being allotted to attract national and international banks and other financial institutions, including Bank of America, ICICI Bank, State Bank of Hyderabad, ICAI, looking to run back-end financial operations out of the new development.
