Chennai: Five international companies are in the race for the operations and maintenance (O&M) contract of the Rs 340 crore Tidel Park, a joint venture between Tamil Nadu Industrial Development Corporation (TIDCO) and Electronics Corporation of Tamil Nadu (ELCOT).Those who have bid for facilities management of the 1.2 million sq ft IT park in Chennai include CB Richard Ellis, Emco of Dubai, Bahavan's Engineering from Dubai, Singapore's Jurong Town Corporation (JTC) and Symonds of UK. Tidel Park is currently doing the technical evaluation of the tender forms. The price bids are expected to be opened shortly, after the evaluation is completed. It is looking at a one-stop arrangement to manage all the utilities, security and janitor services for the premises.
They will have to chose among the Indian agencies pre-qualified for janitory and security services by Tidel. It has already identified four agencies for security. The incoming O&M contractor is expected to have his own property management systems, apart from systems for complaint redressal management, said a senior official of TIDCO. The incumbent company will have to undertake three kinds of maintenance - regular, preventive and break-down maintenance. To do that effectively, there is a proposal to tag all the one lakh main components of the park, said the TIDCO official.
While Hyundai is the main civil contractor, Larsen & Toubro is a sub-contractor and Dubai-based ETA is the contractor for the air-conditioning and mechanical ventilation (ACMV) of the IT park. Kone is doing the elevators, BSES - the back-up power generators and the integrated building maintenance system (IBMC) of Tidel Park is being developed by Swiss company Sauter.
